Sweetwater Point Receives Low Income Housing Tax Credit

Sweetwater Pointa new affordable senior housing community of 96 units per National Church Residencesreceived a low-income housing tax credit from the Georgia Community Affairs Division, according to a news release this week.

Located at 6125 Stewart Parkway in Douglasville, and opening in ssummer 2023, Sweetwater Point will be a senior housing community with age and income restrictions. The three-story building will feature 55 one-bedroom units and 41 two-bedroom units. Amenities will include high-speed Wi-Fi throughout the building, a furnished fitness center and an arts and crafts center. This new community was designed by Atlanta-based Foley Design and will be developed, managed and owned by National Church Residences.

“It’s exciting to share our mission with a new community through the development of more affordable housing for seniors in Douglasville,” said Maureen Freehill, Director of Affordable Housing Development at National Church Residences. “Sweetwater Point will provide local seniors with affordable, high quality housing so they can stay in the community where they lived, worked and raised their families. In addition, our plan will improve the quality of life of our residents since each apartment will be adaptable to their needs so that they can continue to live independently.

National Church Residences has been awarded $2.5 million in funding the U.S. Department of Housing and Urban Development (HUD) project to address the housing needs of low-income seniors in the area. Additionally, the Department of HUD will provide project-based rental assistance to 16 units. The community was designed in accordance with the requirements of the National Green Building Standard (NGBS).

Currently, National Church Residences is the second largest senior housing owner in the 29-county Metropolitan Statistical Area, second only to the Atlanta Housing Authority.
